Welcome to Pennsylvania Housing Finance Agency's (PHFA) Online Homebuyer Education Course. We designed this course to give you, the homebuyer, valuable information you need to make informed decisions about purchasing a home. If you are interested in obtaining a PHFA mortgage and have a middle FICO score of 680 or above, PHFA requests that you complete this online course. If your credit score is below 680, PHFA requires you to attend face-to-face counseling with one of our approved counseling agencies. Please go to this web page.
PHFA is a state-affiliated agency whose mission is to provide safe, decent, and affordable housing for older adults, persons of modest means, and those with special housing needs.
The Online Homebuyer Education Course (OHEC) meets PHFA's Homeownership Standards, and coordinates with our participating lenders' home purchase process.
The cost is free! While other programs charge fees for their Homeownership Education Courses, PHFA's program provides the same quality of education at no cost to you. OHEC covers each of the Key Topics presented by the National Industry Standards for Homeownership Education and Counseling.
PHFA works with First Front Door lenders. The First Front Door (FFD) program provides eligible first-time homebuyers with matching down-payment funds up to $5,000. FFD is subject to availability of funds. Find out more about the program by visiting this web page.
Counseling is online, and can be completed at your convenience in the comfort of your home. Our mobile application allows you to complete the course wherever you have access to the internet.
